If the student residence you are interested in is fully booked, you will not be able to view the room, and you will only be able to view the shared facilities.

- Can I try the dormitory out?
- Yes, you can.
Please apply for a trial dormitory stay using the form below from 30 to 10 days before your desired date of stay.
Please note that you cannot specify the dormitory to use. Also, we may decline your application if the dormitory is fully booked.

- What is the difference between private room ranks (Private Room ①-③)?
- Room ranks are determined by factors such as floor level, orientation, and location, much like general apartments or condominiums.In some properties, the size or space of the room may also vary.
The general criteria for these differences are as follows:- Private Room ③ (High Rank)
- Rooms with preffered conditions, such as larger than standard size, brighter sunlight, higher floors, or female-only floors.
- Private Room ② (Standard)
- The standard rooms offered for that property.
- Private Room ① (Reasonable)
- Rooms with a lower monthly fee (monthly payment) due to being more compact, located on lower floors, or having less sunlight.

- Are there any documents I need to prepare when signing the contract?
- You will need your guarantor's residence certificate.
If your parents are your guarantors, please obtain their residence certificates.
You do not need your own residence certificate.
- What kind of people are the dorm managers and matrons?
- They are people you can rely on when you are in trouble, not only providing support for daily life such as meals and receiving parcels, but also providing support in emergencies such as injury, illness, or disasters.

- Can I work part-time?
- Of course you can.
Many residents have part-time jobs, but some don't have time because of study assignments or research.
We recommend that you consult with your school/college or seniors about starting a part-time job.
- Are the rules strict?
- Basically, there is freedom and not much strictness, but since it is communal living, there are minimum rules and manners to follow.
Of course, there is no cleaning duty.

- Is there a curfew?
- As of April 2022, the curfew has been completely abolished.
- Can parents stay overnight?
- Same-sex family members are welcome to stay.
They can stay in your room for a maximum of two nights and three days at a time.
If you require bedding or meals, there will be an additional charge. Please consult with the manager and his wife in advance.
※Male residents only can have their mothers stay overnight.
- Can friends come and stay or hang out?
- Only friends of the same sex may come to stay or play.
- Can I bring a bicycle, motorbike or car?
- Only Dormy Okinawa Omoromachi allows you to bring motorcycles up to 125cc. As a general rule, other residences do not allow you to bring any vehicles other than bicycles.
Questions About Meals
- What kind of meals will be provided?
- Dormy's meals feature seasonal ingredients and are homemade.
You can choose between Japanese and Western styles for breakfast, while dinner is served as a set meal.
While taste is subjective, our resident survey showed a 95.7% meal satisfaction rate (Average from 7,833 respondents).
- Do I need to come for meals at a specific time?
- Please come to the dining room at your convenience during the meal service hours.
Meal service is available until 22:30, though hours may vary depending on the dormitory
Many residents appreciate being able to eat nutritionally balanced meals even after returning late from studies or part-time jobs.
Please note that the last order is 30 minutes before closing, so please arrive with time to spare.
- Are meals provided daily?
- Breakfast and dinner are served from Monday through Saturday.
Meal service close days include Sundays, National holidays, 5th Saturdays, 6 days for Summer holidays, 6 days for Year-end & New Year’s, 7 days for fiscal year-end, and Staff-training days.
Questions About Facilities and Services
- What are the room facilities?
- Private rooms are furnished with essential in-house facilities such as a bed, desk, chair, closet, bookshelf, air conditioner, lighting, and curtains.
While some residents bring their own furniture or sofas, we recommend keeping your luggage to a minimum and purchasing additional items only as they become necessary.
About Rooms
- What items are needed when moving in?
- The minimum essentials include bedding (futon), toiletries, slippers, a change of clothes, and study materials.
We recommend moving in with only the bare essentials for your daily life.

- Is any procedure required to use the internet?
- No procedure is necessary. You can use the internet from the day you move in.
Since April 2020, Wi-Fi (communication facility) has been gradually introduced in each room.
- Do fees vary by room?
- The monthly fee (monthly payment) varies based on the room's orientation and floor level, categorized as Private Room ①, ②, and ③.

Questions About the Move-in Process
- When should I apply?
- For those moving in in April, applications open in June of the previous year.
Unlike general rental properties, payments for dormitory fees do not begin at the time of the contract; billing starts from April.
Additionally, there is no brokerage fee, helping you keep housing costs low.
- Can I apply even if my school has not been decided yet?
- It is possible to apply even if your school choice is not yet confirmed.
Applying in advance provides more flexibility in choosing a room before the busy period of contract procedures and moving preparations.
Please note that your room will be secured only after your enrollment is confirmed.
- I want to cancel my application.
- To cancel your application, please contact us via the inquiry form.

- Can I move in after April?
- This is possible if there is a vacancy in your desired dormitory.
The admission fee will be calculated on a monthly basis.
The monthly payment and other costs will be calculated on a daily pro-rata rate.
- What should I do if my campus changes in my third year?
- You can transfer to another dormitory that is convenient for your new campus.
You will not be required to pay an additional admission fee or security deposit.

Questions About Fees and Payments
- What is the admission fee?
- It is equivalent to "key money" in general rental properties (apartments/condominiums), and the amount varies based on the contract period.
The admission fee is non-refundable if you move out before the contract ends.
- What is the administrative fee?
- The administrative fee covers the costs of preparing and mailing the complete set of contract documents.
- What is the security deposit?
- It is equivalent to a "security deposit" in general rentals; it will be refunded after the contract expires, deducting the room cleaning fee and other costs.
If you cancel during the contract period, the deposit will be forfeited as a penalty charge.
Refunds are made via bank transfer at the end of the second month following your move-out.
- What is the monthly management fee?
- This fee covers the monthly use of in-house facilities—such as the dining room, laundry, and public baths—as well as general administrative expenses, including the support of the manager and matron (manager's wife) and cleaning staff.
This will be deducted via direct debit at the same time as your monthly dormitory fee.
- What about electricity, gas, and water rates?
- Depending on the property, there are three patterns: a flat rate, a base fee plus usage fee, or direct billing from utility companies.
Usage fees are subject to the fuel adjustment system.
- How do I pay the monthly dormitory fees?
- You will register a bank account at the time of contract for direct debit.
Dormitory fees are debited on the 27th of the previous month, and other expenses are debited on the 27th of the following month.
- Can I change my payment method during the contract?
- Yes, it can be changed. Please contact us via the inquiry form or the Kyushu Branch.

- Can the direct debit account be in anyone's name?
- While it is preferable to register an account in the name of the resident, a guardian, or a relative, there are no specific regulations.

- Is there any eligibility to enter the student dormitory?
- Any student can use our facilities.Please listen to the voices of our actual residents.

- Can I renew my contract (tenancy agreement)?
- It is possible until your graduation year.
For the renewal fee, an amount equivalent to 70% of the admission fee for the new year (based on the renewal period) plus a renewal administrative fee of 9,350 Yen is required.
- What happens if I leave the dormitory before my contract terminates (early termination)?
- t is possible to cancel your contract in the middle of the contract period.
If you wish to move out, please receive the 'Notification of Moving Out' from the manager and matron, fill it out, and return it to them.
*Please note that dormitory fees and actual costs will be charged until the end of the second month following your notice. Additionally, the security deposit will be forfeited as a penalty charge and cannot be refunded.
- What is the difference between a meal-inclusive plan and a meal-exclusive plan?
- The meal-inclusive plan is a flat-rate system with discounted meal fees (19,360 Yen per month), while the meal-exclusive plan charges per meal (429 Yen for breakfast and 792 Yen for dinner).
Meals are served Monday through Saturday.
*Some dormitories have different schedules. Excluding meal service close days (Sundays and National holidays), there are approximately 25 meal service days per month.
If you eat every day on a meal-exclusive plan, the total will be 30,525 Yen per month.
Monthly total for meal-exclusive plans: 30,525 Yen (based on 25 days of breakfast and dinner).
The meal-inclusive plan is much more economical as it is a fixed monthly amount.
- Which is more common, the meal-inclusive or meal-exclusive plan?
- The meal-inclusive plan is by far the most common.
For those living alone for the first time, we recommend the meal-inclusive plan as it helps establish a daily life rhythm.
- Can I change between meal-inclusive and meal-exclusive plans during the contract period?
- You can change your plan only once per fiscal year (April to March).
Please notify the manager and matron directly at least one month before you wish to make the change.
- Do I need to have a third party other than my family as a guarantor?
- It is not necessary. For most residents, the guardian serves as the guarantor.
Questions About Moving
- Is it possible to move in before the contract date?
- In principle, the move-in date is from March 30th. If you wish to move in before your contract start date, please contact the Kyushu Branch

- Can my parents come to the dormitory with me when I move in?
- Yes, it is possible. While visits are generally restricted to same-sex family members, fathers are permitted to enter female student dormitories only for tours and during the move-in process.
- What should I prepare?

- We will hand you your room key at the dormitory manager's office (manager and matron) on your move-in date.
- When should I notify you of my move-in date?
- Please notify us via the resident app "Domico" at least 10 days before your move-in date.

- I cannot find the direct phone number for the dormitory on the internet.
- For security reasons, we do not publish direct phone numbers online. We will send you the move-in information guide starting in early February; please check there for details.
- Can I still stay at the dormitory after graduating and becoming a working adult?
- Yes. For those starting as new working adults or continuing job hunting after graduation, you can use the "Freshman Support System (FSS)" to stay at Dormy at special rates (special plans).
